Most property searches are conduscted on property marketing sites like realestate.ccom.au, and we promote the use of these sites to market properties to buyers.
Now you know the property you like, check it out, attend scheduled open for inspections or contact the vendor agent to arrange one, communicate with the Vendor/Agent and ask them any questions you have, bidRhino.com offers direct communications to contact the vendor/agent.
Once you know you like the property and want to buy, register to bid on the property.
It is relatively simple, as a bidRhino.com user, you simply click on the Register to bid button on the property page of your choice, and complete any missing details in your registration, we also ask for a small payment as another validation of who you are and to ensure that only the serious buyers register to bid (good for you as a serious buyer to know you are only bidding against other serious buyers) and your registration is sent to the vendor/agent.
The Vendor/Agent must approve all bidder registrations.
bidRhino,com provides a bidder assessment for each registered bidder. We contact each bidder on a property to do all we can to assess that they are who they are, we will give you a call and check your details. This is a major benefit for you as well as the vendor, as you know that you are only bidding against assessed buyers, the vendor/agent will be notified of any people that have registered to bid that cannot be contacted and assessed. The Vendor/agent then approve the bidder request and you will be notified by email or SMS, and you will be emailed the contract of sale and vendor statement, so your conveyancer can review.
Once approved you are free to bid when the auction starts.
You can make an offer pre auction, by clicking the make an offer button, the vendor /agent can then assess and respond to this. Or you may simply like to remove all doubt and use the buy it now function, this is a price defined by the vendor that they will accept now, it may or may not be higher than their reserve price, but it is a price they will accept for the sale of the property.
Once the online auction starts, the offer and buy it now functions are disabled.

Please note that as a potential buyer you must get to see the contract of sale and vendor statement prior to the auction so you can review these legal documents, make sure you have viewed these prior to bidding.
Its easy to place a bid, just click the bid button on the auction page, this will provide you a pop up validating your bid, you must click yes to verify your bid (this is to ensure you don't bid by mistake), please note, when you place a bid, it is legally binding and you cannot withdraw your bid without agreement from the vendor.
You can also set your best offer using the autobid function, and let the system work for you.
You may send questions to the vendor/agent throughout the auction, including asking to decrease the vendor defined bid increments, and as it is over a longer period, you can even seek further financing as you go if you really love the property.
Watch the bidding live on your phone or pc, get notifications of bids wherever you are, be prepared, there may not be much activity at the start, the process takes time but once it starts the excitement will build, and make sure you don't miss your chance.
Please note that if there is a bid place in the last 5 minutes, the auction will extend for 5 minutes, this will continue to occur until there are no more bids placed.
Once the auction ends, if the property reserve is achieved, and you are the highest bidder, you win, you are the buyer.
The winning bidder (and their lawyer if details are listed) are emailed the contract of sale and vendor statement and then the transaction is just like normal, you swap signed contracts, you provide the agreed deposit to the vendors agent or lawyer and then at settlement the lawyers process the balances and settle the transfer…
if the property doesn't reach reserve, it is moved to our passed in properties page, and as the vendor/agent has the list of registered bidders and their details you may be contacted to negotiate a sale if you choose, otherwise, make an offer and see if it is accepted.
At the time of settlement, just like now, the lawyers settle the details of the transaction, payments are completed, you get the keys and congratulations, move in…
